How we work
Six steps, and what comes after. You work with the same team from start to finish, and each step is tied to the previous one in writing. Timings reflect our experience; for official procedures the authorities' calendar sets the pace.
Every project in our portfolio passes our legal screening before we show it to you: the developer's permits, the land title, the building licence. The unit you choose is reviewed again at step 4.

We listen first
We start with a conversation: budget, purpose, family situation, timing. When you fill in the form, our call centre calls you and books a meeting in the way that suits you: in person at our office, by phone, on Zoom, or at one of our webinars and investor meetings.

Your own shortlist
Based on your needs we prepare a first shortlist on your own page: price lists, floor plans, area reports. Each project shows which Golden Visa threshold it meets. Prices come from the developer's current list. In a second meeting we narrow it down together and move to the offer stage.

Athens, in person
If you can travel, we meet you at the airport. We show you the shortlist and the alternatives on site, and a city tour introduces all of Athens, not only the area you are buying in. You see for yourself where it makes sense to invest and decide with peace of mind. For this property safari we ask you to set aside at least two days. A visit is recommended, not required; if you cannot travel, we walk you through on video.

Your choice and legal due diligence
Once you choose a property, and before any reservation agreement is signed, legal due diligence is carried out on it: title, debts and mortgages, the developer's permit. The Golden Visa threshold you will apply under is also confirmed in writing at this step. If an issue comes up, it is written into the preliminary agreement, which is signed only with the measures needed to resolve it. The review is done by the independent Athens law firm we work with and our own legal team.

Reservation and tax number
With the reservation agreement you pay the reservation fee (in practice usually about 10% of the price); the unit is taken off the market and held for you. The amount, payment plan and refund terms are stated clearly in the text. Your Greek tax number (AFM) is issued in a day through your lawyer's power of attorney, without travelling to Greece. Drafting of the notarial sale contract also begins at this step.

Title deed and residency
The sale contract is signed before a notary and the title is registered. Payments go through the bank, a condition of the residence permit application. We file your Golden Visa application with the independent lawyer we work with, and a biometrics appointment is booked. The filing receipt is your legal residence document in Greece until the card is issued. The card takes about 4–6 months depending on where the application is filed; as the appointment calendar is set by the authorities, we do not promise exact dates.
