Cost of Living in Athens 2026: A Monthly Budget Guide for Families

For most families weighing a Greek Golden Visa and a move to Athens, the real question is not the property price but 'what leaves my pocket every month?' Below we break down rent, utilities, groceries, transport, healthcare and schooling one by one with sourced figures, and close with a realistic sample monthly budget.

The monthly budget: a family of four (excluding rent)
Per Numbeo's July 2026 data, a family of four in Athens spends about €2,963 per month excluding rent; a single person about €833. This covers groceries, transport, utilities, eating out and basic leisure. Note: Numbeo is crowd-sourced — read it as an indicative range, not a fixed figure.
- Utilities (85 m², electricity+water+heating+refuse): ~€193/mo
- Internet (60 Mbps+): ~€28/mo
- Monthly transit pass: €27/person
- Sample grocery prices: milk 1 L €1.66 · bread 500 g €1.32 · eggs (12) €4.01 · chicken breast 1 kg €9.64
- Meal at an inexpensive restaurant: ~€15/person
Rent: what do I pay by area?
Rent in Athens swings sharply with distance from the centre and neighbourhood prestige. Numbeo July 2026 averages:
- 1-bedroom: city centre ~€644/mo · outside centre ~€543/mo
- 3-bedroom: city centre ~€1,162/mo · outside centre ~€956/mo
- Purchase price per m²: centre ~€3,509 · outside centre ~€2,874
The Riviera (Glyfada–Vouliagmeni) and northern suburbs (Kifisia) sit at the top; western Athens is more affordable. For yields and prices by area: Rental yields city by city → · Athens Riviera region report →
The Golden Visa health rule: no EFKA, private insurance required
A critical distinction: Golden Visa holders cannot access Greece's public health system (EFKA). By law, at the first application and at EVERY renewal you must hold private health insurance that covers Greece, per family member, with at least €10,000 hospital, €1,500 outpatient and €15,000 permanent-disability cover (travel or Schengen visa insurance is not accepted). Public healthcare becomes available only on becoming a Greek citizen or being insured through employment in Greece. Basic policy premiums start around €80–100 per person per year and rise with age and coverage — budget it as a separate family line item. A private clinic visit typically runs €60–150 (Immigrant Invest, October 2025).
Schooling: the budget's biggest variable
If you have children, this line item drives the monthly budget most. There are two paths:
- Public school: free, open to all legal residents; language of instruction is Greek.
- International / private school: International School of Athens 2026-27 base fees run from €8,700 (nursery) to €15,000 (grades 11-12); registration €1,700 (one-off). With bus, lunch and exam extras, a realistic total is €17,000–€28,000 per child per year (iSchoolAdvisor, 2026).
- Geographic spread: schools in Kifisia, Marousi and the Riviera sit at the top; central and eastern-suburb schools are more affordable.
Worked example: a family of four in Kifisia, one child in international school
- Rent (3-bed outside centre): ~€960/mo
- Utilities + internet: ~€220/mo
- Groceries + eating out: ~€900/mo
- Transport (2 passes): ~€54/mo
- Private health insurance (family, estimate): ~€150/mo
- Subtotal (excluding school): ~€2,280–2,400/mo
- International school (1 child, ~€13,000/yr ÷ 12): +~€1,080/mo
- Total: ~€3,400/mo (school included)
Choose a public school and move to public healthcare, and the same family drops toward the ~€2,300 band. Figures are indicative; the exchange rate and neighbourhood choice shift the picture.
Frequently asked questions
Is Athens expensive compared with Istanbul?
Euro-based rent and groceries are generally higher in Athens; but currency stability, low inflation and predictable bills make the total cost plannable. This guide avoids a lira comparison because the exchange rate is volatile — build your decision on euro cash flow.
What is the minimum for a family of four?
In a public-school + public-healthcare scenario, ~€2,300–2,800 including rent; in a Golden Visa + private insurance + international-school scenario it can reach €3,500–€5,000.
How much does Golden Visa health insurance cost?
A mandatory policy with at least €30,000 coverage; basic premiums start around €80–100 per person per year and rise with age and coverage. Add the family total to your annual budget separately.
Does it make more sense to buy or rent?
The Golden Visa already requires a €250,000+ property purchase; you can occupy that property yourself, or let it long-term and live elsewhere. For yields and strategy, see our rental-yield analysis.
