Pearl Residences is a modern boutique residential project at Plapouta 17 in Peristeri, one of West Athens’ liveliest and fastest-growing districts. The ground-plus-four-storey building holds 10 apartments, all two-bedroom, one-bathroom layouts — with the metro station just a 2-minute walk from the door.
Our thesis is clear: a 2-minute walk to the metro and a 5 km distance to central Athens make these two-bedroom apartments, starting from €260,000, an accessible, Golden Visa-eligible entry point into West Athens’ strengthening rental market.
The Project
The project spans five levels (ground + 4 floors). All 10 apartments are two-bedroom, one-bathroom units; standard apartments measure 44 m², while the ground-floor I1 unit measures 60 m² (sold). Each floor holds two apartments — Type A (left) and Type B (right).
According to the June 2026 pricelist, 6 of the 10 apartments are already sold; the 4 remaining units are priced between €260,000 and €275,000. The most affordable entry is ground-floor unit I2 at €260,000. Completion is scheduled for March 2027.

Location: The Metro Advantage
Peristeri is one of West Athens’ largest and most vibrant municipalities. The project sits a 2-minute walk from the metro station and bus stop, with all daily amenities 1 minute away. Central Athens is 5 km away and Piraeus port 10 km; Athens International Airport is roughly a 27-minute drive.
The location’s real value lies in how fully daily life can run on foot and by metro. The metro connection makes the apartments attractive to a broad pool of tenants working in the city centre and lowers vacancy risk.
Investment Assessment
New-build stock in Peristeri is limited; compact two-bedroom units form the market’s most liquid segment, appealing to young couples, small families and flat-sharing tenants alike. The sales pace on the pricelist (6 of 10 sold) shows the pricing has been validated by the market.
