Greek Golden Visa Requirements & Documents (2026 Checklist)

Quick answer: To qualify you must be a non-EU/EEA national over 18 with a clean criminal record and lawful, documented funds, and you must make a qualifying real estate investment (€250K–€800K depending on zone and property type). Every foreign document is translated into Greek and apostilled, and the full price is paid by bank transfer — never cash.

Greece has issued 79,056 Golden Visa permits as of December 2025. Most rejected or delayed files fail on one of two things: an incomplete source-of-funds trail, or documents that are not properly apostilled — both fully avoidable with the checklist below.

Eligibility requirements

  • Non-EU/EEA nationality, applicant aged 18 or over

  • Clean criminal record (certificate required)

  • Lawful, provable source of funds

  • Private health insurance valid in Greece

  • A qualifying property investment (€250K conversion / €400K standard / €800K high-demand zones)

Document checklist

  • Valid passport (and copies of all pages)

  • Criminal-record certificate, apostilled

  • Proof of source of funds: bank statements, sale contracts, tax returns, dividend/salary records

  • Greek tax number (AFM) and a Greek bank account

  • Notarised purchase agreement and title deed

  • Proof of the full bank transfer of the purchase price

  • Private health insurance policy

  • Passport photos and the completed application form

  • Family documents (marriage/birth certificates) for dependants, apostilled

Frequently asked questions

Who can be included as family? Spouse, children under 21, and both sets of parents — all under the single investment.

Do I need to prove source of funds? Yes — a documented, lawful funds trail is mandatory and cash payment is not accepted.

Can documents be submitted remotely? Most of the process runs by power of attorney; you typically appear once for the deed and biometrics.
