This report presents an investment-focused assessment of Seascape Residence (A0212), located in Petrothalassa, a seaside settlement on the Ermioni coastline of Argolida, at the southeastern tip of the Peloponnese. The aim is not marketing but a calm, realistic reading of the available data.

The project comprises eight two-bedroom, two-bathroom residences across three low-rise buildings. All units are on the ground floor, ranging from 77 to 110 sqm, with list prices between EUR 362,907 and EUR 411,880. The building energy class is declared as A+, construction is at the finishing stage and delivery is scheduled for 2027.

Location and Access


Petrothalassa is a quiet seaside settlement on the Ermioni coastline; the location should be assessed at neighbourhood level. Petrothalassa Beach is about 1 km away and daily needs are within walking distance: a supermarket and a bank at roughly 100 m, a pharmacy at 150 m, a public gym at 200 m and an elementary school at 250 m.

The area's main hub, Porto Heli, is 12 km away; the Kosta ferry point provides sea links to Spetses and onwards to Hydra. Nafplio and the ancient theatre of Epidaurus are within day-trip range.

The main access constraint is airport distance: Athens International Airport is around 202 km by road and Kalamata Airport around 219 km. This lengthens transfer times for both personal use and rental scenarios and should be factored into planning.



Project and Units


The project consists of three low-rise buildings (OIK1–OIK3) with eight residences in total. All units are two-bedroom, two-bathroom and located on the ground floor; sizes range from 77 to 110 sqm. According to the feed, all eight units appear available; this data is subject to developer confirmation.

The technical specification is above the standard new-build level: photovoltaic panels with net metering, a solar water heater, aluminium frames with high thermal and sound insulation, LED lighting, smart-home infrastructure, an armoured entrance door and alarm pre-installation. Marketing materials state building energy class A+, while the formal feed field shows A — the energy certificate should be confirmed per unit.

Construction is at the finishing stage with delivery scheduled for 2027. This is a new build, not a resale.

Price Analysis


The unit-price band calculated from actual feed prices is wide: it starts at roughly EUR 3,744/sqm for the 110 sqm OIK2-GF1 and rises to roughly EUR 5,130–5,170/sqm for the 77 sqm units. The weighted average across the eight units is around EUR 4,800/sqm.

In our conservative assessment, our estimated band for mixed (resale plus new-build) asking prices along the Ermioni–Argolida coastal strip is roughly EUR 2,500–3,500/sqm, with Porto Heli's prestige micro-market trading above that. Against this frame, pricing above EUR 5,000/sqm for the project's smaller units sits clearly above our regional average. New construction, the A+ energy package and beach proximity justify a premium, but buyers should make the decision aware of it — the per-sqm price risk is highest in the 77–84 sqm units.

The most notable data point within the project is the pricing asymmetry: the 110 sqm OIK2-GF1 is listed at the same price (EUR 411,880) as the 84 sqm OIK1-GF1. At roughly EUR 3,744/sqm it is by a clear margin the most reasonably priced unit in the project and the first stop for value-focused buyers.

Rental Potential


The Ermioni–Porto Heli corridor draws steady seasonal demand from Athens and abroad thanks to its proximity to Spetses and Hydra. New, low-running-cost homes within walking distance of the beach fit the summer holiday-let profile well.

Our conservative model places gross rental yield in a 3–5% annual band. For the EUR 362,907 entry unit this corresponds to roughly EUR 10,900–18,100 gross per year; for the EUR 411,880 units, a band of EUR 12,400–20,600. These are scenario calculations; no return is guaranteed and the feed defines no rental guarantee.

Demand is distinctly seasonal: occupancy concentrates in June–September, with limited local demand in winter. The roughly 200 km distance to the airport may narrow the short-let guest profile towards visitors travelling by car. Net returns fall below the gross band once management, cleaning and vacancy periods are deducted.



Golden Visa Framework


This project carries a Golden Visa label in our portfolio; however, eligibility is always a legal process that must be confirmed per unit and per file. The investment threshold is determined by the zone the property sits in and by the application route chosen.

A common misconception needs clarifying: the EUR 250,000 level is not a location-based threshold. Under current law it applies only where a non-residential property has been converted to residential use, or where a listed building is restored. Unit prices in this project range from EUR 362,907 to EUR 411,880, and the route must be verified per unit against current thresholds.

No project can be described as "Golden Visa guaranteed". Before reservation, the route, the current threshold and the supporting file for the specific unit are confirmed with legal counsel.



Risks and Points of Attention


Data reliability: Availability and pricing come from the developer feed and can change at any time; the table showing all eight units as available must be confirmed before reservation. The A/A+ discrepancy in the energy class declaration should also be verified against the certificate.

Delivery and construction: Although construction is at the finishing stage, delivery is 2027; schedule slippage is a normal risk in new-build projects. Tying the payment plan to construction progress and securing a clear delivery commitment in the contract is important.

Pricing and liquidity: Prices above EUR 5,000/sqm for the smaller units sit clearly above our conservative regional band; this premium may limit price flexibility in a future resale. Petrothalassa is a small, seasonal settlement; the resale buyer pool is narrower than deep markets such as Athens and selling periods can be longer.

Usage profile: All units are on the ground floor; expectations around views, privacy and garden use should be verified through floor plans and an on-site visit. Seasonal demand and airport distance are structural factors limiting year-round rental scenarios.



Conclusion


Seascape Residence is a quality living and seasonal rental product on the Argolida coast, with walking distance to the beach, a declared A+ energy package and a low-rise, low-density format. The small eight-unit scale gives the project a boutique character.

On the investment side the picture should be clear-eyed: pricing of roughly EUR 5,000–5,170/sqm for the smaller units sits well above our regional band and primarily suits buyers prioritising quality of life. For value-focused investors, the standout unit is the 110 sqm OIK2-GF1 at roughly EUR 3,744/sqm. Rental expectations should be built within a 3–5% gross band, with seasonality in mind.

Mandatory steps before a decision: unit-level availability and price confirmation, energy certificate verification, a contractual delivery commitment, and confirmation of the Golden Visa route on a per-file basis with legal counsel. On these terms, the project is worth considering for buyers targeting long-term use and seasonal income on the Peloponnese coast.
