How Do You Renew a Golden Visa Card? 2026 Guide

Quick answer: The Golden Visa residence card is valid for five years and, as long as you keep the property, is renewed every five years. The application is made within the two months before the card expires. According to 2026 sources, an application is still possible up to three months after expiry, with a €100 penalty for each month of delay. There is no requirement to have lived in Greece for renewal.

Obtaining the card is a one-off task; renewal repeats every five years, and missing the deadline can be costly. In this report we summarise the renewal conditions, timeline, documents and the position of family members. Because rules can change over time, in every file we confirm the current position with our lawyer on the application date.

Renewal at a glance

  • Validity: 5 years; renews indefinitely as long as the investment continues.

  • Legal basis: The provisions of Law 5038/2023 (Migration Code) on investor residence permits.

  • Application window: The 2 months before the card expires.

  • Late application: Up to 3 months after expiry; €100 penalty for each month of delay (confirmed on the application date).

  • Residence requirement: None. You do not need to live in Greece.

  • Card printing fee: €16; the amount of the application fee is confirmed on the application date.

01 Conditions for renewal

  • You must still own the property: The property must still be in your ownership and use. A current title deed and the property declaration (E9) show this.

  • Valid health insurance: A policy that clearly shows cover valid in Greece is required.

  • Valid passport: Must be valid for the period covered by the new card.

  • Clean record: No obstacles should exist concerning public order.

02 Timeline: when to do what?

  • 6 months before expiry: Avla calls you; together we review the passport, the insurance and the position of family members.

  • 3 months before: Documents are gathered; the necessary translations and certifications are done.

  • 2 months before: The application is filed through the independent lawyer we work with.

  • After the application: Biometric appointment and printing of the new card. During this period your application receipt shows your lawful stay.

03 Required documents

  • Application form and biometric photographs

  • Valid passport and copy of the travel pages from the previous card period

  • Current title deed and property declaration (E9)

  • Valid health insurance in Greece

  • Current residence card

  • Proof that the fee and the card printing charge have been paid

The document list is updated according to the official announcement at the time of application; our lawyer finalises your file.

04 Family members

Your spouse's and children's residence permits depend on yours and are usually renewed in the same period. Each family member needs a separate form, photograph and insurance. Separate provisions apply to children who turn 21 during the card's validity; in that case our lawyer sets the roadmap file by file.

05 Points to watch

  • Short-term rental ban: A home bought through the Golden Visa cannot be let short-term (daily, Airbnb-style). A breach carries a €50,000 administrative fine and cancellation of the permit. Long-term letting is allowed.

  • If you sell the property: The right to renew depends on the investment continuing. If you sell the property, the card cannot be renewed unless a new qualifying investment is made.

  • Don't miss the deadline: If the three-month late-application period also passes, ordinary renewal may not be possible; only force majeure is an exception.

06 Long term: citizenship

The Golden Visa does not automatically grant citizenship. Applying for Greek citizenship depends on separate requirements, such as seven years of legal and actual residence and a language and civics exam. If you are considering this route, we plan it together early.
