Location and Access


Chalandri is one of the most settled residential districts of northern Athens. It combines a lively town centre of cafés, restaurants, schools and everyday services with the calm, green streets of a mature suburb. The district enjoys steady demand from both local end-users and long-term tenants.

On the access side, Metro Line 3 links the district directly to central Athens and, without a change, to the international airport. The Attiki Odos motorway and the Marousi business corridor along Kifisias Avenue are minutes away, while The Mall Athens and Golden Hall shopping centres are within a short drive.

Price Analysis


On the list price of EUR 740,000 and 181 sqm of living area, the unit price works out at approximately EUR 4,088 per sqm. With only one unit on offer there is no internal price band, so the analysis rests on this single figure.

Our conservative estimate for new-build pricing in Chalandri is broadly in the EUR 3,200–4,000 per sqm range, with levels above this band seen depending on micro-location and finish. Within that frame, B4's EUR 4,088 per sqm sits at the upper edge of, or slightly above, our band. We state this plainly: the price points to a premium level relative to our district assumptions.

The boutique scale, duplex layout, Energy Class A specification and ready delivery can justify part of the premium; whether the resale market will preserve it cannot be guaranteed. We recommend benchmarking against comparable new-build three-bedroom homes and negotiating with that comparison in hand.

We model gross yield in a conservative 3–5% band: on EUR 740,000, the 3% scenario corresponds to roughly EUR 1,850 per month, 4% to roughly EUR 2,465, and 5% to roughly EUR 3,085 gross. Since larger units command lower rent per square metre, our realistic expectation is the lower half of the band; our monthly rent estimate for a new-build three-bedroom here is around EUR 2,200–2,800, implying roughly 3.5–4.5% gross.

These figures are estimates, not a guaranteed return. Service charges, insurance, taxes, vacancy periods and management costs will bring the net yield below the gross figure.

Golden Visa Framework


Under the Greek Golden Visa programme, the qualifying investment threshold is determined by the zone in which the property is located and by the route chosen, and must be confirmed separately for each unit on documentation. For standard purchases in high-demand zones, the current framework provides for higher thresholds.

The EUR 250,000 level is not a location-based advantage: under current law it applies only where a non-residential property is converted to residential use, or where a listed building is restored. For that reason, no project can accurately be described in advance as "Golden Visa guaranteed", and we make no such claim.

The applicable route, threshold and supporting file for this specific unit are confirmed together on a case-by-case basis before reservation. For buyers with a Golden Visa objective, we recommend starting the assessment with this confirmation step.



Risks and Points of Attention


Availability and price data originate from the feed and require developer confirmation; with a single-unit offer this is especially critical, since once the unit sells there is no alternative within the project. Current status must be verified before reservation.

A unit price at or above the upper edge of our district band may limit pricing flexibility on resale. At the EUR 740,000 level, the buyer pool for large family apartments is narrower; secondary-market liquidity can be slower than for small and mid-sized units.

Construction is complete and ready for delivery according to the feed, which materially reduces handover risk. Even so, the occupancy permit, the energy certificate (Class A per the feed) and the finish quality should be verified on site and on file. Where a Golden Visa objective exists, the investment decision should not rest on that assumption until the route and threshold have been confirmed.

For buyers with a Golden Visa objective, route and threshold confirmation is a precondition. Once availability, price and documentation checks are complete, the file is a credible option for family buyers seeking ready delivery in northern Athens.
