We are a small team: head office in Kadıköy, Istanbul, and people on the ground in Athens. Avla Gayrimenkul A.Ş. does one thing: Greek Golden Visa property. Our founder, M. Sami Akbeniz, has 33 years in business; our Golden Visa focus is about a year old, and we say so plainly. We would rather do one narrow job carefully. Below is who you will deal with at each step.

A senior economist, graduate of Université Paris 1 Panthéon-Sorbonne, and a graduate of Istanbul University Business Administration with 33 years in business; founder of Avla. Today the focus is Greece: homes for Golden Visa and for investment. He reads every shortlist and every agreement himself.

Real Estate Advisor · International Desk
Advises on the Greek Golden Visa portfolio. He runs the first call, narrows the shortlist with you and plans the Athens viewing trip; for enquiries from abroad he is the first point of contact.
Alicia Karavani
Regional Specialist · Athens
Lives in Athens. Keeps track of neighbourhoods, projects and prices on the ground; accompanies you on viewings and sets up developer meetings.

We do not name the law firms here; you meet them directly once your file is open.
Konstantinos Kypraios

Since 2014 he has run the law office he founded in Kolonaki, Athens, together with the lawyers who work alongside him. He specialises in real estate law and brings the experience of thousands of Golden Visa files. For Avla clients he independently handles the title and debt search, the agreement review, purchases by power of attorney and the Golden Visa application.
Figen Ramadanoğlu

A partner in a law office in Athens, she works on Golden Visa, real estate and commercial law and brings the experience of thousands of Golden Visa files. She speaks Turkish, Greek and English and handles Turkish investors' files in their own language. She is the lawyer we work with on title deeds and notarial work, powers of attorney, the Golden Visa application and lease agreements.
Hakan Sevindik
Certified Public Accountant · Türkiye
Runs his own accounting practice with his team. He handles Avla's bookkeeping, tax returns, tax and financial compliance in Türkiye, and advises our UAE company on invoicing and withholding tax. He guides us on the Turkish tax side of property investments abroad.

A Turkish-speaking team of agents trained for Avla runs our line: they call you back on your enquiry, arrange appointments and event invitations, and hand the conversation to an Avla advisor.

An advisory firm working in Dubai since 2016 on company formation, accounting, audit and tax, with more than 450 professionals. It handles the RAKEZ formation, licensing and official filings of our UAE company, Avla International Properties FZ-LLC, and provides us with office facilities in Dubai.

Our principles
You will not find an agreement to download and sign on our pages. We talk first: what you want, your budget, your timing. The agreement follows the first conversation by email or WhatsApp, and you have time to read it and ask questions.
Every agreement that reaches you is read first by the independent Athens law firm we work with. We then go over it once more internally, including from the other side's point of view: what the developer will ask for, which clause binds you. Minor fixes go straight into the text; if something substantial comes up, we bring you one clear question.
Every price on our pages comes from the developer's current, original price list. PDFs and message attachments that circulate are only a hint; we do not quote a price we have not checked against the list. If a unit has sold, you see 'sold' instead of a price.
Public pages never show a project's exact address; on the map you see an area of roughly 300 metres. We first pick a few homes with you by phone, and share addresses only for those, before the viewing. This protects the developer and your own negotiating position.

We are growing our team to bring our selected Athens projects to potential buyers of Arab, Iranian and Russian origin outside Türkiye. In short, this is who we are looking for:
