UAE Golden Visa 2026: Residence Routes Through Property
Summary

For a Golden Visa through property, the ICP and DLD ask for property worth at least AED 2 million in total; off-plan and mortgaged property are accepted under conditions. On duration, ICP and DLD state 10 years while the UAE government portal states 5; confirmation is needed before applying. Dubai also has a three-year property residency for property of AED 750,000 or more and a two-year Taskeen investor residence.

For an investor buying property in the UAE there is no single residence route; the threshold, duration and application channel depend on the route. This report collects what we could verify with the ICP, the Dubai Land Department (DLD) and the UAE official portal as of 29 October 2026. It states plainly where the sources contradict each other and where we could not verify.
