Abu Dhabi: Saadiyat and Yas:, Two Island Communities on the Capital's Coast

Saadiyat and Yas are two island development areas off the coast of Abu Dhabi with quite different characters. Under a master plan prepared by AECOM, Saadiyat Island is divided into seven districts and designed as a low-density, culture- and tourism-led community (mediaoffice.abudhabi; Wikipedia). It spreads over 2,700 hectares and is expected to be home to 160,000 people once complete (aecom.com; Property Finder). Yas Island is an artificial island of 25 km² created by land reclamation that began in 2006 (Wikipedia). Conceived as a multi-purpose entertainment and tourism hub, it is known for its landmark attractions as well as its residential projects (topluxuryproperty.com; almarjanisland.com; Wikipedia).

This report covers market dynamics, transport, amenities and current investment projects on both islands for the Avla Real Estate portfolio. Sale and rent data are analysed in light of each source's methodology and presented with third-quarter 2026 and October 2026 indicators (Bayut; rendr.ae). Forward-looking figures drawn from ADREC's H1 2026 report and new regulation in the emirate are used as reference points for investors (Abu Dhabi DMT; adrec.gov.ae). Every figure is sourced; there is no number in this text whose source we cannot show.

Bayut's 2025 rent report gives changes against 2024, while Property Finder's figures are current listing averages as of October 2026; the two should not be mixed (Property Finder; Bayut). Developer delivery schedules and growing supply may also affect rents and sale prices.

For ease of comparison, USD equivalents (calculation): we converted the AED per sq ft values in the sources to $/m² at 1 m² = 10.7639 sq ft and the fixed rate of AED 3.6725 per USD (CBUAE) (CBUAE). In Bayut's 2026-09 data the sale price is roughly: Saadiyat Island $8,810/m²; Saadiyat Island $10,176/m²; Yas Island $6,495/m²; Saadiyat Island $10,182/m²; Yas Island $6,864/m².

Buyer and tenant profile

Saadiyat and Yas are among the designated investment zones where foreign nationals can acquire property (mitchellscommercialrealty.com). There is no current, verifiable island-level breakdown of buyers, but 2025 data for Abu Dhabi as a whole show purchase volume shared among Emiratis, resident foreigners and non-resident foreign investors (abu-dhabi.realestate).

According to Property Finder's data of 28 October 2026, annual average rents on Yas Island are 85,000 AED for studios, 100,000 AED for one-bedroom and 220,000 AED for two-bedroom flats (Property Finder; pdf.euro.savills.co.uk). On Saadiyat Island the same source records 74,000 AED for studios, 95,000 AED for one-bedroom and 160,000 AED for two-bedroom flats (aecom.com; Property Finder; Bayut).

According to Bayut's 2025 report, annual rents for one-bedroom flats were 95,000 AED on Yas Island (+19.6% on 2024) and 131,000 AED on Saadiyat Island (+28.3% on 2024) (Property Finder; Bayut). In the same report annual rents for two-bedroom flats were 137,000 AED on Yas Island (+11.5%) and 186,000 AED on Saadiyat Island (+10.7%) (Bayut). Bayut's 2025 sales report gives a gross yield (ROI) of 7.07% on Yas Island and 4.05% on Saadiyat Island, calculated as average asking annual rents over sale prices before costs (Bayut).

To protect off-plan buyers, projects must be registered, use a licensed escrow account and be listed in the Madhmoun system (adrec.gov.ae). Payment plans and contract details vary by project, so the relevant contract templates should be checked before each transaction (Abu Dhabi DMT).

Recent developments and planned projects

Large-scale projects and regulatory changes stand out on Saadiyat and Yas in 2026.

In cultural infrastructure, Guggenheim Abu Dhabi is planned to open on 11 December 2026 (gulfconstructiononline.com).

On Yas Island, the Yas Riva Reserve project with a GDV of AED 6 billion was announced in the third quarter of 2026. The Yas Point project, introduced on 10 July 2026, covers 1,600 branded residences on 600,000 m²; its first residential community, The Canopies, was released for sale the same month (theupsides.ae). In entertainment and tourism, the construction contract for Sphere Abu Dhabi was signed in May 2026 at USD 1.7 billion (gulfconstructiononline.com). On 7 May 2025 Disney and Miral announced a theme park and resort planned for Yas Island (mitchellscommercialrealty.com).

According to ADREC's H1 2026 report of 18 August 2026, 77% of the additional housing supply planned across Abu Dhabi to 2030 is expected to concentrate in six areas that include Saadiyat and Yas (adrec.gov.ae). About 71,000 additional units are expected across the emirate to 2030, with deliveries targeted to peak at 21,800 units in 2028 (adrec.gov.ae).

On regulation, Abu Dhabi's Department of Municipalities and Transport (DMT) issued four administrative decisions on the 2015 real-estate law on 27 March 2026 (updated on 9 October 2026) (Abu Dhabi DMT). They cover conditions for payments from escrow accounts, management of common areas, the by-laws of owners' committees, and refund and compensation procedures for cancelled units (Abu Dhabi DMT).

Risks and honest caveats

  • Market data rest on different sources (Bayut, Property Finder, Rendr) with different methodologies and periods (2025 annual reports, 2026 Q3 data, October 2026 listings); the time differences should be kept in mind in any comparison (Property Finder; Bayut; rendr.ae).
  • According to ADREC's H1 2026 report, a large share of the housing supply planned to 2030 is expected to concentrate in areas including Saadiyat and Yas, which could bring a risk of oversupply later (adrec.gov.ae).
  • Sale and rent figures on Yas Island and Saadiyat Island can fluctuate with market conditions and developers' delivery schedules (Bayut).
  • Delivery dates, developer commitments and construction progress should be verified separately for each project.
  • Deliveries across Abu Dhabi, targeted to peak at 21,800 units in 2028, could put pressure on rents and sale prices in the area (adrec.gov.ae).
  • Property transactions and contract details should be reviewed in light of the administrative decisions and escrow rules updated in 2026 (Abu Dhabi DMT).
  • The market can be directly affected by global economic conditions and exchange rates; dollar equivalents of TL-based figures depend on currency effects.
  • For off-plan projects, registration, a licensed escrow account and listing in the Madhmoun system are legal requirements; transactions outside these criteria may carry risk (adrec.gov.ae).

Golden Visa framework

For a Golden Visa through real estate, the ICP guide requires ownership of one or more properties with a total value of at least AED 2,000,000 (ICP). The investor may own the property outright or reach the threshold with financing from approved local banks (ICP). For mortgaged property, the DLD asks for a no-objection letter from the bank together with the amount paid and the remaining balance (Dubai Land Department). Off-plan projects are accepted if the total value is at least AED 2,000,000 and the property is bought from a real-estate company approved by the competent local authority (ICP). The DLD service page gives no information on the off-plan condition (Dubai Land Department).

The sources conflict on the duration of residence. The ICP's current guide and service page say 10 years, and the DLD service page speaks of a renewable 10-year residence (ICP; Dubai Land Department). Older general ICP pages give 5 to 10 years, while the current real-estate-investor pages point to 10 (ICP). Written confirmation from the relevant authority is therefore advisable before applying.

DLD registration fees as of 29 October 2026: 4% in total on completed homes (2% each for seller and buyer); for first off-plan sales 2% each for seller and buyer, plus AED 1,000 for the developer's registration through the Oqood portal (Dubai Land Department; Wikipedia).

At the fixed rate of AED 3.6725 per USD, the listings in our portfolio below start above the AED 2,000,000 threshold. The prices shown are starting prices; Golden Visa eligibility depends on the chosen unit and on the assessment of the official authorities.
