Markopoulo Mesogaias — Golden Visa Region Report
Markopoulo Mesogaias is a municipality in the Mesogeia plain east of Athens, within the East Attica regional unit of the Attica administrative region. It combines an inland town centre with a wine-growing past, a coastal band opening to the Aegean, and a retail and logistics corridor that has grown around Athens International Airport.
Location and Access
Markopoulo sits close to Athens International Airport and connects to the capital via the Attiki Odos motorway. The coast at Porto Rafti and the surrounding Mesogeia villages are a short drive away, which is what gives the area its mix of everyday suburban life and seasonal coastal demand.
Golden Visa
The minimum Golden Visa investment is set by the zone the property falls into and by the route it qualifies under, not by the district; the applicable tier must be confirmed for each individual property. The €800,000 and €400,000 tiers require a single property with main areas of at least 120 m². The €250,000 tier is not location-based: it applies only where a non-residential property has been converted to residential use (αλλαγή χρήσης, with the conversion completed before the application) or where a listed building is restored, and no more than one independent residential unit may be created on the same title. For any property in Markopoulo the applicable tier must be verified against the title and permit record before purchase.
Assessment
Markopoulo is a practical, airport-adjacent location rather than a prime coastal address. Its case rests on access and everyday liveability; the applicable Golden Visa tier is a separate question that must be settled property by property.
