Character of the area
The region comprises four distinct areas across northwestern Türkiye. Bodrum, located in Muğla Province, had a district population of 207,196 as of 31 December 2025 (TÜİK; halikarnashaber.com). İznik is a municipality and district centre in Bursa Province (Wikipedia), situated on the eastern shore of Lake İznik (Wikipedia). The district of İznik recorded a population of 45,510 in 2025, while Bursa Province itself had 3,263,011 residents in the same year (iznik.bel.tr; TÜİK). Kandıra is a district of Kocaeli Province, positioned on the northern part of the Kocaeli Peninsula (Wikipedia). The district population stood at 54,260 as of 31 December 2025 (TÜİK; nufusune.com). Each area carries distinct historical layers. İznik served as capital of the Anatolian Seljuk State between 1075 and 1086 and hosted the First Council of Nicaea in 325 and the Seventh Ecumenical Council in 787 (Wikipedia). The city became the seat of the Empire of Nicaea following the Byzantine loss of Constantinople (Wikipedia) and joined the Cittaslow network in 2021 (Wikipedia). Kandıra was known as Kandıra Desa in Roman and Byzantine periods (Wikipedia) and was conquered during the Ottoman era by Akçakoca (Wikipedia). Lapseki, historically called Pityausa and Lampsakos, passed through Persian, Athenian, Spartan, Macedonian, Seleucid, Roman and Byzantine rule (Wikipedia) before Ottoman conquest by Süleyman Paşa (Wikipedia).
Transportation infrastructure varies by location. Bodrum is served by Milas-Bodrum Airport, situated 37 km from the district centre, with access via HAVAŞ and MUTTAŞ shuttle services, municipal minibuses, taxis, car rental and private vehicles (dhmi.gov.tr). Lapseki benefits from the 1915 Çanakkale Bridge, which provides road crossing to Gelibolu with a transit time of approximately 6 minutes (iletisim.gov.tr).

Kandıra ilçesi connects to İzmit via the D 605 highway (Wikipedia). A new bus terminal has been constructed in the district (Wikipedia). We found no verified official information on airport access, ferry links, or travel times and distances to İstanbul.
Lapseki
The 1915 Çanakkale Bridge, which opened on 18 March 2022, provides road crossing between Lapseki and Gelibolu; the bridge crossing itself takes approximately 6 minutes (iletisim.gov.tr; Wikipedia). Before the bridge opened, the crossing was served by ferry (iletisim.gov.tr). Regular ferry services continue to operate between Gelibolu and Lapseki (Wikipedia). The bridge forms part of the Malkara–Çanakkale motorway, which connects the İstanbul–Tekirdağ–Çanakkale–Balıkesir transport corridor (iletisim.gov.tr). We found no verified official data on total travel time and distance from Lapseki to İstanbul, or on airport access from the area.
Daily life: schools, healthcare, coast and shopping
We look at daily life and community facilities across the four areas.

Bodrum
Price and rent range
We look at sale prices and rental rates across the four areas using the most recent available data from market sources and listing platforms.
Hepsiemlak shows villa listings at an average of 163.636 TL/m² for June, though the year is not stated on the page and cannot be verified as current 2026 data (Hepsiemlak). Land in Bodrum averaged 5.789 TL/m² in June according to the same source, but the year is unconfirmed (Hepsiemlak). Rental data from Endeksa dates to 2021 and does not reflect current 2026 levels (Endeksa). Yalıçiftlik, Yalıkavak, and the Barbaros Reserve area lack verified, dated unit prices in the available sources.
For İznik and the broader Bursa province, rental data is more recent. According to Endeksa's September 2026 data, Bursa's average residential rent stands at 221 TL/m²/month, with an average monthly rent of 24.353 TL for a typical 110 m² unit (Endeksa).
Kandıra shows the most complete current data. According to Endeksa's August 2026 figures, the municipality's average residential sale price is 52.682 TL/m², with an average property value of 7.059.388 TL and a unit price range of 32.769–94.880 TL/m² (Endeksa). The Akdurak neighbourhood recorded 38.835 TL/m² in August 2026, with an average property value of 5.009.715 TL and a year-on-year change of 21.20% (Endeksa). Land listings in Kandıra show a wide range; Emlakjet examples from June 2026 span approximately 751–5.775 TL/m² across different neighbourhoods (Emlakjet).
Lapseki provides the most recent rental and sale data. According to Endeksa's September 2026 data, residential sale prices average 44.083 TL/m², with a typical 120 m² property valued at 5.289.960 TL and a year-on-year price change of 20.49% (Endeksa). Rental rates in Lapseki average 235 TL/m²/month, with an average monthly rent of 23.492 TL (Endeksa). A land listing in Sındal village shows 493 TL/m², though this represents a single listing rather than a market average (Emlakjet).
Listing prices do not represent official appraisals or completed sale prices.
For ease of comparison, USD equivalents (calculation): we converted the TL values in the sources at the Central Bank of Türkiye's 27 October 2026 forex selling rate of 49.7892 TL per USD (TCMB); the TL value in the source is what counts, and the dollar figure moves with the exchange rate. In Emlakjet's 2026-06 data the sale price per square metre is roughly: Akıncılar $19/m²; Karaağaç $29/m²; Ahmethacılar $49/m². Average monthly rent is roughly: Bursa $489; Lapseki $472.
Buyer and tenant profile
We look at buyer and tenant profiles across the region using available market data as of October 2026.
In Bodrum, foreign-buyer interest is measured at the provincial level. According to TÜİK data reported in September 2026, Muğla province recorded 46 residential sales to foreign nationals; in August 2026 the figure was 32 (hamlegazetesi.com.tr). Among September buyers, United Kingdom nationals purchased 19 units and Russian Federation nationals 11 units (hamlegazetesi.com.tr).
For Bursa province, which includes İznik, TÜİK reported 41 residential sales to foreign nationals in September 2026 (veriatlasi.com). Across Turkey in the same month, 2.167 units were sold to foreign buyers, representing 1.5% of total sales (dha.com.tr; veriatlasi.com). January through September 2026 saw 15.308 sales to foreign nationals nationwide (veriatlasi.com). No district-level breakdown for İznik or Bayındır is available in our sources (veriatlasi.com).
Kandıra, within Kocaeli province, shows no TÜİK data at district level; provincial figures for September 2026 indicate 21 sales to foreign nationals, though this does not reveal Kandıra's share (noktagazetesi.com.tr).
Lapseki, in Çanakkale province, has no reported foreign-buyer data in our sources (dunya.com).
Rental yields and tenant demand drivers are constrained by data availability. Bursa province shows an average residential rent of 221 TL/m²/month as of September 2026, with average monthly rent of 24.353 TL for a typical 110 m² unit (Endeksa). Lapseki recorded an average rent of 235 TL/m² in September 2026, with average monthly rent of 23.492 TL (Endeksa). Older Bodrum rental data from 2021—32 TL/m²/month generally and 27 TL/m²/month in Çiftlik—does not reflect current market conditions (Endeksa).
Recent developments and planned projects
We reviewed available sources through 29 October 2026 for recent developments and planned projects across Bodrum, İznik, Kandıra, and Lapseki.
Bodrum
In Yalıçiftlik, local media reported on the Barbaros Reserve–Bodrum Residences project, described as a $100 million investment with a 49-year timeshare model (turizmajansi.com). For Yalıkavak, no confirmed zoning changes or investment decisions specific to this area during 2025–2026 were found in our search results (bodrumgundem.com). Local reports mention proposed ring roads around Torba–Yalıkavak and the Güvercinlik–Mumcular route, but official programme documentation or institutional confirmation of these as committed investments was not located (bodrumgundem.com).
İznik
The Bursa Metropolitan Municipality announced on 26 October 2026 that it planned 25 km of development roads, 12 km of bicycle paths, and various road maintenance and infrastructure works for the year (bursa.bel.tr). The municipality also stated that a junction connecting roads to Bursa, Bilecik, İznik, and İnegöl was targeted for completion in 2026 (bursa.bel.tr). No specific investment targeting the Bayındır area around İznik was identified in these announcements (bursa.bel.tr). The municipality's updated zoning notices of 27 October 2026 list plan changes from 15 September 2026 council decisions for several districts, though no specific plan decision for İznik/Bayındır was found in accessible summaries (bursa.bel.tr).
Kandıra
A 1/25,000 scale environmental plan covering Kandıra's coastline was posted for public review on 16 September 2026, with the review period ending 16 October 2026 (kocaeligazetesi.com.tr). The plan framework includes low-density tourism use, with hotel areas requiring minimum 10,000 m² plots and maximum 5 storeys, and motel/guesthouse areas requiring minimum 1,000 m² plots and maximum 3 storeys (kocaeligazetesi.com.tr). These zoning parameters do not constitute construction permits or confirmed investments; detailed plans and permits remain required for implementation (kocaeligazetesi.com.tr). The Kocaeli Metropolitan Municipality's 15 October 2026 zoning records list plan studies for Bağırganlı and Safalı in Kandıra (kocaeli.bel.tr). The Kandıra–Kefken road project is targeted for 16.5 km with a 2027 completion goal (cagdaskocaeli.com.tr).
Lapseki
No confirmed zoning changes, investment decisions, or implementation timelines for Lapseki or Sındal village during 2025–2026 were located in official sources.
Avla listings in this region

Risks and honest caveats
- Bodrum price and rental data are not current as of 29 October 2026. Hepsiemlak villa and land figures from June lack confirmed year attribution (Hepsiemlak), and Endeksa rental data dates to 2021 (Endeksa), which does not reflect present market conditions. Neighbourhood-level price series for Bodrum are not available (Hepsiemlak).
- İznik and Bursa province sale prices and land unit prices lack comparable verified data (Emlakjet; Hepsiemlak). Rental figures from Endeksa's September 2026 apply to Bursa province as a whole, not to İznik or the Bayındır neighbourhood specifically (Endeksa).
- Kandıra rental rates are not available in current sources, limiting assessment of investment yield or tenant demand at district level (Endeksa; Emlakjet).
- Lapseki's land price is represented by a single listing in Sındal village at 493 TL/m², which does not constitute a market average and may not reflect broader district conditions (Emlakjet).
- The Barbaros Reserve–Bodrum Residences project reported as a $100 million investment lacks independent verification of investment stage, permit status, or current development timeline (turizmajansi.com). Proposed ring roads around Torba–Yalıkavak and Güvercinlik–Mumcular lack official programme documentation or institutional confirmation (bodrumgundem.com).
- Kandıra's 1/25,000 environmental plan posted for review on 16 September 2026 sets zoning parameters for low-density tourism use but does not constitute construction permits or confirmed investments; detailed plans and permits remain required (kocaeligazetesi.com.tr). The Kandıra–Kefken road project targets 2027 completion (cagdaskocaeli.com.tr), but delivery dates and developer timelines should be verified separately with local authorities.
- Foreign-buyer data for Bodrum, İznik, and Kandıra are available only at provincial level (Muğla, Bursa, Kocaeli), not at district level (hamlegazetesi.com.tr; veriatlasi.com; noktagazetesi.com.tr). Lapseki has no reported foreign-buyer data in available sources (dunya.com).
- All Turkish lira figures in this report depend on the USD/TL exchange rate at the time of valuation. USD equivalents of TL-denominated prices and rents reflect the rate applicable to the source data's date and may differ materially from current or future rates.
- Listing prices from Hepsiemlak, Emlakjet and other platforms do not represent official municipal valuations or verified completed transaction prices and may not reflect actual market conditions.
Citizenship and residence framework
We examine the citizenship and residence frameworks applicable to property acquisition in this region based on official sources current as of our report date.
Citizenship by Investment
Turkish citizenship through property investment requires a minimum purchase price of $400,000 (Yatırım Ofisi). The property deed must carry an annotation stating that the property will not be sold for at least three years (Yatırım Ofisi). These conditions are set out on the Presidency Investment Office's official guidance page, last updated 27 October 2026 (Yatırım Ofisi).
Short-Term Residence Permit
The short-term residence permit requires a minimum property value of $200,000 USD equivalent in Turkish lira, assessed at the date of acquisition (Göç İdaresi). The permit is issued for a maximum of two years per application (Göç İdaresi). These requirements appear on the Migration Administration's e-Residence application form, last updated 10 September 2026 (Göç İdaresi), and on their residence permit types page, last updated 3 October 2026 (Göç İdaresi).
We note that the valuation method for determining whether a property meets the $200,000 threshold, and the scope of family members eligible under these schemes, require written confirmation from the relevant authorities.
Listings Above Thresholds
From our active portfolio in this region, one listing carries a starting price at or above the citizenship investment threshold:
| Code | Neighbourhood | Starting Price |
|---|---|---|
| A0038 | Kandıra | $525,000 |
No residential listings in our current portfolio meet the $200,000 minimum for the short-term residence permit at their starting price.
We emphasise that these are starting prices only. Eligibility for either scheme depends on the title-deed valuation of the specific unit chosen and on the official authority's assessment at the time of application. Prospective buyers should obtain independent legal and valuation advice before proceeding.
What we could not confirm in this report
- We could not confirm the 2025 population data for Yalıçiftlik and Yalıkavak at the neighborhood level.
- Official or verifiable data regarding the economic identity and sector-specific profiles for Yalıçiftlik, Yalıkavak, and the Barbaros Reserve/Kempinski vicinity are unavailable.
- There is no verifiable official data for travel distances or transit times between the specified Bodrum locations and Istanbul.
- Current, comparable neighborhood-based sales and rental price series for Yalıçiftlik, Yalıkavak, and the Barbaros Reserve/Kempinski area could not be established.
- We could not verify official zoning changes, building permits, or completed investment projects for the Bodrum study areas within the last 12 to 18 months.
- Official district-level data for foreign property acquisitions in Bodrum is not available, as current statistics are provided only at the provincial level for Muğla.
- We could not verify the economic structure, historical identity, or primary industries for the İznik and Bayındır regions through official sources.
- No verifiable official data exists for current travel routes, distances, or transit times between the Bayındır area and Istanbul.
- Current, comparable sales and rental price data for residential properties, villas, and land in the İznik and Bayındır areas could not be confirmed.
- We could not identify specific, verified zoning plan decisions for the Bayındır area in the latest municipal updates from October 2026.
- Official rental price data for the Akdurak neighborhood in Kandıra is not available in the current market reports.
- We could not obtain a verified, representative unit price for land or plots in the Kandıra center, as available listings vary significantly by zoning status and property type.
